There are those research projects in the public land records that Landmark Title engages to perform for its commercial clients that differ qualitatively from the sphere of our activities associated with preparing titles for residential closings. Such research projects may be extensive in character: the collection of present owner documentation for several hundred adjoining parcels for a preliminary mock-up of proceedings for a major widening of a highway right of way. More frequently they have been intensive in nature, requiring the “hundred-year title” as the minimal standard, the title search, commonly incorporating multiple adjacent tracts, demanding the most exacting professional treatment, from the preliminary development of the several chains of title, through the analysis of the data, to the presentation of a final plotting representing a “pictoral” proving of the titles and illustrating special title problems. boom.
 

A work of this type may at times truly becomes a work of history, touching upon the industrial and agrarian development of the State of New Jersey during the eighteenth, nineteenth and twentieth centuries: its early farming and entrepreneurial families and their genealogies, industrialization and the ramification of the railroad network, and the post-war residential development
